1.        The Renters’ Rights Bill exempts Purpose-built student accommodation (PBSA) from tenancy reforms (such as abolition of section 21 evictions) if the provider is registered under government-approved codes .
2.        PBSA lettings will continue to be governed by the Protection from Eviction Act 1977 .
3.        For student housing outside PBSA, a new mandatory ground allows landlords to repossess at the end of each academic year, helping maintain the cycle of short-term student rentals .
4.        To rely on this, landlords must provide a written statement to the student before the tenancy starts .
5.        The bill aims to limit possession grounds for student tenancies agreed more than six months in advance, to protect students from early pressures .
